Storm Season Preparation for Maryland Property Owners
Properties near the Chesapeake face a mix of hazards: sustained wind from tropical systems, tidal and stormwater flooding, tree falls during derechos, and the roof damage that follows all of them.
Before the season, clear gutters and downspout extensions, trim limbs overhanging the structure, and have the roof inspected for lifted shingles and failing flashing. Most storm water intrusion we see enters through a defect that existed before the storm.
Protect the mechanical systems. Elevate basement equipment where possible, install or test a sump pump with battery backup, and confirm that backflow prevention is in place if the property has a history of sewer backups.
Assemble the paperwork now: current photos of every room and the exterior, an inventory of high-value contents, your policy number and carrier contact, and a written emergency contact list. Store copies off-site or in the cloud.
After a storm, safety comes first — assume downed lines are live, watch for compromised ceilings, and do not enter standing water in a structure with power on. Emergency tarping and board-up should happen quickly to stop secondary damage from continued exposure.
